What is Building Standards?

In Scotland Building Standards is a statutory function that is managed by each local authority.

The responsibility of Building Standards is to safeguard many aspects of the health, safety and welfare of people in and around buildings.  Building Standards are also responsible for ensuring that all new and altered buildings are energy efficient and that buildings are accessible and suitable for use by disabled people.

These responsibilities are achieved in a number of ways, namely by:

  • Ensuring that new building proposals meet with the requirements of the Building Regulations.  This is achieved by the need to obtain a Building Warrant prior to undertaking building proposals.
  • Visiting building sites and inspecting work that is in progress.


  • Taking action where work is unauthorised.
