What is extra care housing?
Extra care housing is accommodation designed for older people and people with a disability. It provides high-quality, accessible living, with the added benefit of care and support provided by visiting professionals. This can help you continue living as independently as possible.
Who provides extra care housing?
In Moray, extra care housing is provided by Hanover (Scotland) Housing Association, who are the landlord. The council does not provide it.

Health & Social Care Moray works in partnership with Hanover to help decide who is offered a property, based on their assessed care and support needs.
What care and support at home is available?
Support is based on individual needs and can change over time. Trained staff can help with things like:
- Getting in and out of bed.
- Personal care, like using the toilet, washing and dressing.
- Support with heating meals and preparing drinks.
- Practical support to meet essential daily living needs.
With self-directed support (SDS), you have choice and control over your care and support. You can:
- Have your care and support arranged for you by your social worker. This could be with Hanover or another provider; or
- Choose to arrange your own care and support provider.
What is it like to live there?
You have your own self-contained home with your own front door, giving you privacy and a space that is your own. It is your home, so you are free to come and go as you please, at any time of the day or night. You can live as independently as possible, with professional support available whenever you need it. You will also have an assured tenancy, which means you have the same rights and security as any other tenant.
What happens if I’m interested?
- Your social worker will talk with you (and your family if you wish) about your care and support needs and housing options.
- If suitable, the approval panel will consider your case.
- If approved, you will have a home visit from Hanover and a care provider.
- If everyone agrees, you will wait for a suitable property to become available.
Charges
Rent and service charges for the property are set by Hanover.
Personal care is free for people with assessed needs
Health & Social Care Moray operates a contributions policy. You may need to contribute towards the costs of care and support at home services, depending on your financial circumstances. Your social worker will explain all costs clearly.
Important to know
You can change your mind and withdraw from the extra care housing application process at any time.
If your application is not approved, your social worker will explain why and discuss other options with you.

Care Homes
Health & Social Care Moray does not manage any care homes. Our Social Care teams work closely with the independently-operated care homes.
All care homes require to be registered with the Care Inspectorate and are inspected by them regularly.
